Karpos House Sells for €1.5 Million, Centar Apartment for €168,000 — €625.7 Million in Property Deals So Far This Year

Cadastre Agency data for H1 2026: 9,369 sales, the most expensive square metre in Centar at €3,360.

A house in Skopje's Karpos municipality sold for €1.5 million, and a 50-square-metre apartment in the Centar municipality for €168,000 — at 206,640 denars, or about €3,360 per square metre, the highest per-square-metre price recorded in the country — according to data from the Cadastre Agency's Register of Prices and Rents for the first half of 2026.

The register shows 9,369 property sales recorded between January and June, of which 1,718 were direct sales from developers, 281 buy-backs by the state, and 27 auction sales. The combined value of all transactions over the six months reached €625.7 million.

Apartments accounted for the largest share of transactions, with 3,746 sales (32.9 percent), followed by agricultural land and forests with 3,703 (32.5 percent), houses with 1,424 (12.5 percent) and construction land with 1,366 sales (12 percent).

At the same time, several municipalities saw fewer transactions — down 24 percent in Struga, 21 percent in Tetovo, 17 percent in Strumica and 16 percent in Kisela Voda — while total monthly rents nationwide rose 29.4 percent compared with the previous period.

The figures point to a trend that has held for several years: despite occasional dips in the number of deals in individual municipalities, the market's overall value and average prices keep climbing.
